Our Story
Panther Management was founded by seasoned SFR industry veterans and long-time rental property owners who know the Southwest Florida market inside and out. Our leadership team has collectively acquired, renovated, built, and managed tens of thousands of single and multifamily homes for institutional and private investors alike. After overseeing the purchase or construction of more than 36,000 rental units nationwide — and spending over a decade in the trenches of leasing, maintenance, turnover, and resident relations — we built Panther with one goal in mind: deliver the caliber of management we demand for our own portfolios.
Unlike companies that simply collect rent and coordinate repairs, we take a hands-on, asset-minded approach to every property we manage. Whether your goal is maximizing cash flow, preserving long-term asset value, or preparing for a future sale, we apply the same systems, market knowledge, and operational discipline we use on our own investments. Our processes are designed to reduce vacancy, control costs, and maintain properties to a standard that supports both resident satisfaction and investor ROI.
Our leadership backgrounds span institutional portfolio management, ground-up development, large-scale renovation, and operational integration for Wall Street-backed platforms. This combination of local ownership perspective and institutional-grade systems gives our clients the best of both worlds — the personal service of a local operator and the efficiency of a national platform.

Dave Diaz
COO | co-Founder
As Co-Founder of Panther, David owns the outcome of daily operations. Throughout his long career in the real estate industry, he has acquired, renovated and managed over 15,000 SFR units. David was an early innovator in single family rental renovations, overseeing functional and regional operations centers for Cerberus (FirstKey Homes) and Starwood (Waypoint Homes) backed REITs. After a long career working with large, institutional investment funds, David decided to return to his roots in Southwest Florida and do what he loves. Previously, David has acted as Head of Real Estate for 1Sharpe Capital, and co-founded Great Jones (acquired by Roofstock). The first half of David's career was spent in commercial banking and institutional multifamily dispositions. David holds an MBA from Florida State University and a BS in Finance from the University Central Florida.

Richard Cunningham
CFO - Chief Financial Officer
Richard X Cunningham, CPA is our Chief Financial Officer with over 12 years of experience in financial & managerial accounting for both public and private companies. As an EY alum, Richard has found his niche in helping startup companies grow and thrive. At Panther, Richard is responsible for managing our financial operations, overseeing accounting, and leading financial planning and analysis. With his expertise in financial management and leadership, Richard is instrumental in our continued growth and success.

Mike Koebel
Director - Property Management
Mike is seasoned and licensed real estate and property management professional with over a decade of experience leading operations for single-family, multifamily, and commercial assets. He specializes in asset management, team leadership, and executing business plans that maximize property performance and investor returns. Known for his ability to thrive in fast-paced environments, I bring strong communication skills, a customer-focused mindset, and a proven record of reducing delinquencies, streamlining processes, and delivering measurable results. His background includes overseeing large portfolios, managing multimillion-dollar rehab projects, and building strong relationships with both institutional investors and residents. With a Bachelor’s degree in Psychology and a Minor in Leadership, he approaches every challenge with strategic thinking and a people-first perspective.

Ashley Hoskins
Director of Leasing
I’ve spent over 18 years helping people find not just a place to live, but a place they’re proud to call home. I started my career managing a variety of properties, from single-family homes to large multi-family communities, and quickly learned the importance of creating a smooth, stress-free experience for residents. Over the years, I’ve led teams, improved processes, and built strong relationships with owners, vendors, and tenants to keep communities thriving. Today, as Leasing Director with Panther Management, I focus on matching the right people with the right homes while keeping everything running seamlessly behind the scenes. I believe in the power of small improvements that lead to big wins, and I’m dedicated to providing a smooth, positive experience for everyone we work with. My goal is simply to make your move-in experience easy, enjoyable, and exciting. Let’s find the right home for you!

Taylor Franzi
Property Manager
Taylor has a strong background in leasing and single-family home property management, where she developed a keen eye for tenant relations, maintenance coordination, and market analysis. With several years of hands-on experience, she has successfully managed a diverse portfolio of rental properties, ensuring high occupancy rates and tenant satisfaction. Currently, Taylor serves as a Property Manager here at Panther Management, where she oversees day-to-day operations, handle resident concerns, and optimize property performance. Taylor's comprehensive understanding of both individual and multi-unit property management allows them to deliver efficient, high-quality service across all aspects of the role.
