Application Process
To complete your application, you'll need:
- A completed Panther Property Management application (One for each individual 18 years and older) done online.
- Copy of a Valid Government-issued ID
- 1 Month Verifiable Income (pay stubs, etc.)
- 2 Months Bank Statements
- 6 Months Bank Statements (if self-employed)
- Application fee - $40/applicant
Common Application Questions and Requirements
Rental Application
Applicants must be of legal age, eighteen (18) years or older. Everyone who will be residing in the home and is over the age of eighteen (18) must submit an application and pay the application fee. All applicants must provide a valid Driver’s License, State Identification Card, Military ID, or U.S. Government–issued photo ID upon submission of the application.*
Properties are rented to the first fully approved applicant. Don’t let an incomplete application cost you your desired home! To help us process your application in a timely manner, please complete every section of the form. Do not leave any lines blank—if a question does not apply, write “N/A.” If additional information is needed, please supply it immediately. Be sure to sign and date the application where indicated.
Occupancy Standards
Two persons maximum per bedroom, 5 total per duplex unit. Unauthorized occupants or pets constitute a violation of your lease.
Income Requirement
The combined gross monthly income of all leaseholders will be considered jointly and must equal at least three (3) times the monthly rental rate of the home. All income must be verifiable. Acceptable forms of verification include:
- Most recent month of pay stubs
- A recent offer letter from your current employer
- Previous year’s tax returns
- Section 8 vouchers and certificates may be accepted, subject to approval by the property management team.
Self-Employment
Applicants must provide the previous year’s personal income tax return and the most recent six (6) months of personal bank statements as evidence of sufficient income. Individuals whose employment is based on commission only, base salary plus commission, tips, or bonuses will be considered self-employed.
Employment Verification
Leaseholder(s) must have stable, verifiable employment. Applicants who are unemployed or retired will be treated as self-employed and must meet the self-employment income verification guidelines.
Rental History
Up to 36 months of residency history will be reviewed. Applicants must show no derogatory references, such as evictions, eviction filings, or rental-related collections, and must have provided at least 30 days’ notice to their previous landlord.
Any outstanding debt owed to a prior apartment community or utility company must be paid in full before an application can be approved.
Forcible entry and detainer (eviction) actions related to property damage, unpaid rent, drug use, or criminal activity will result in automatic denial of the application.
Applicants with no prior verifiable rental history will be required to either:
- Pay an additional security deposit equal to one (1) month’s rent, or
- Provide a qualified co-signer.
Credit History
While our decision is not based solely on credit, applicants’ credit history should demonstrate timely payment of bills and no pattern of debt write-offs or collection accounts. Any outstanding balance owed to a previous landlord or utility company will result in denial. Residency may also be denied for a poor overall credit history.
Please note: we request a hard inquiry credit report as part of the application process.
Bankruptcies
Bankruptcies must have been discharged for at least thirty (30) days to be considered.
Applications with an open bankruptcy will be automatically declined.
Co-Signer / Guarantor
A co-signer/guarantor and/or additional security deposit may be required in the following situations:
- No verifiable income for full-time students
- Unsatisfactory credit rating
- Unverifiable rental history
- Failure to meet income requirements
The co-signer/guarantor must:
- Complete the same application and screening process
- Pay the applicable application fee
- Meet all requirements imposed on the applicant
- Demonstrate a strong credit rating
- Provide verifiable income equal to at least 3.5 times the monthly rent plus their own rent or mortgage obligation
Criminal History
Panther Property Management is committed to providing a safe and stable housing environment for its residents. Our application process is transparent and thorough. Applicants with a criminal history will undergo an additional level of screening to assess potential risk to the property and community.
This review considers twenty-six (26) factors, including the type of offense, its recency, and the number of offenses. All factors are evaluated carefully to ensure a fair and objective decision.
Pets / Animals
Not all property owners or properties accept pets. For those that do, Panther Property Management applies the following guidelines:
- All pets/animals are subject to prior approval by management.
- Restrictions apply based on breed and size.
- A non-refundable pet fee will be charged as follows:
$300 for one (1) pet
$500 for two (2) pets
Unacceptable Breeds
The following breeds, as well as any mix or lineage of these breeds, are not permitted:
- Akita
- Alaskan Malamute
- Bullmastiff or Mastiff
- Chow
- Doberman Pinscher
- German Shepherd
- Husky / Siberian Husky
- Presa Canario
- Rottweiler
- Staffordshire Terrier
- Bull Terrier
- Pit Bull Terrier
- Wolf Dog / Wolf Hybrid
Fees
Application Fees
Application fee: $40 per applicant (required for each occupant 18 years of age or older)
Pet fee: $300 for one (1) pet, $500 for two (2) pets
Important Notes
- Application fees are
non-refundable, regardless of the outcome.
- All applications are reviewed and processed through our online system. Multiple applications may be received for the same property at any time.
- Applications may take up to two (2) business days to process, including review of reporting services such as criminal background checks and credit history.
Fair Housing & Application Disclaimer
Panther Property Management conducts business in strict accordance with the Federal Fair Housing Act (Amendments of 1988). It is illegal to discriminate against any person based on race, color, religion, sex, handicap, familial status, or national origin. This applies to the sale or rental of housing, residential lots, advertising, financing, and appraisals. Practices such as blockbusting are also prohibited.
To assure applicants and residents of our compliance, we display Equal Housing Opportunity posters in our office and include the Equal Housing logo on all application forms.
Applicant Acknowledgment
By submitting this application, applicant(s) acknowledge and agree that:
- Approval or denial of the lease application will be based on the criteria outlined above.
- Falsification of any information, submission of incomplete documentation, or failure to provide required documentation will result in automatic denial.
- All required documents must be submitted within seventy-two (72) hours of the application date.
- All information must be verifiable.
- Failure to comply with these requirements will result in denial of the application and forfeiture of all fees paid to reserve the home.
